Carpet Area Measurement

Independent measurement of flats, offices and shops, with a measured plan and a Chartered Engineer's certificate of carpet area as defined under RERA.

Overview

Know the area you are paying for

Flats are sold on carpet area, and the agreement for sale states it. Whether the flat delivered matches that figure can only be confirmed by measuring it — and the difference matters, because every square foot is priced.

We measure each room on site, draw the flat to scale in drafting software and calculate its carpet area as the Real Estate (Regulation and Development) Act, 2016 defines it. Balconies, verandahs and terraces are measured and stated separately, so the result can be compared line by line with the agreement or the approved plan.

The work is done by our engineers and certified by a Chartered Engineer (India).

Methodology

How we measure

Four steps, each checking the one before.

  • 01

    Laser measurement

Every room, passage and opening is measured with a laser distance meter (distometer).

    Laser measurement

    • Internal length and breadth of every space
    • Taken between the finished inner faces of the walls
    • Balconies, verandahs and terraces measured too
    • Site photographs taken on the same visit
  • 02

    Tape verification

Key dimensions are checked again by manual tape, so an error in one reading doesn't carry through.

    Tape verification

    • Manual tape check of key dimensions
    • Catches a misread or obstructed laser reading
    • Independent of the first set of readings
  • 03

    Measured plan

The flat is drawn to scale in drafting software from the measurements, with each room's dimensions.

    Measured plan

    • Drawn to scale from the site measurements
    • Each room's dimensions marked on the plan
    • Irregular rooms split into rectangles and triangles
    • Part of the report you receive
  • 04

    RERA carpet area

Carpet area is calculated from the plan as defined under RERA, with balconies, verandahs and terraces shown separately.

    RERA carpet area

    • Net usable floor area as RERA 2016 defines it
    • Includes the area under internal partition walls
    • Excludes external walls and service shafts
    • Balconies, verandahs and open terraces stated separately

Calculation

How carpet area is calculated

Carpet area is the net usable floor area inside the flat, as RERA defines it. This is how we arrive at it from the measurements.

Counted in carpet area

  • Rooms — living room, bedrooms, kitchen
  • Bathrooms, WCs, passages and internal stores
  • The floor area under internal partition walls

Not counted

  • External walls of the flat
  • Service shafts and ducts
  • Exclusive balconies and verandahs
  • Exclusive open terraces
  • Common areas — lobby, staircase, lift (part of super built-up area)
  1. Step 1

    Measure each space

Internal length and breadth of every room, passage and store, between the finished inner faces of the walls.

  2. Step 2

    Area of each space

Length × breadth for a rectangular room; an irregular room is split into rectangles and triangles.

  3. Step 3

    Add partition walls

Total length of the internal partition walls × their thickness (e.g. 115 mm brick or 150 mm block).

  4. Step 4

    Total and convert

The sum is the carpet area in sq m; × 10.764 gives sq ft. Balconies and terraces are calculated the same way and stated separately.

Worked example: a one-bedroom flat

Illustrative figures for a typical 1 BHK — not from a client's flat.

If this flat's agreement for sale stated 440 sq ft, the measured carpet area of 432 sq ft would be 8 sq ft (1.8%) less — the kind of difference a measurement is meant to show. 1 sq m = 10.764 sq ft.

FAQ

Frequently asked questions

All questions
What is carpet area under RERA?

Under the Real Estate (Regulation and Development) Act, 2016, carpet area is the net usable floor area of an apartment, excluding external walls, service shafts, exclusive balconies or verandahs and exclusive open terraces, but including internal partition walls.

How is carpet area different from built-up and super built-up area?

Built-up area adds the thickness of the walls (and often balconies) to the usable area; super built-up area also adds a share of common areas such as lobbies and staircases. Only carpet area is defined in RERA, and flats are sold on it.

Are balconies and terraces part of the carpet area?

No. Exclusive balconies, verandahs and open terraces are excluded from carpet area under RERA. We measure them and state them separately.

Why measure if the agreement already states the carpet area?

To confirm that what is delivered matches what was agreed. Agreements usually provide for the price to be adjusted if the final area differs beyond a stated limit; a measurement tells you whether that applies.

Can you measure all the flats in a building for redevelopment?

Yes. We measure each unit and prepare an area statement for the whole building, so every member's existing carpet area is on record.
