Structural Engineering

Structural audits and stability assessments of existing buildings, structural design for new ones, and repair schemes — by civil and chartered engineers.

Overview

Structural engineering for existing and new buildings

For existing buildings, we assess the condition of the structure — columns, beams, slabs, foundations and load-bearing walls — and report what needs repair, how urgently, and whether the building can continue in safe use. Housing societies, owners, developers and lenders use these reports for periodic structural audits, repair planning and redevelopment decisions.

For new construction and alterations, we prepare structural designs and drawings for RCC and steel structures — residential and commercial buildings, industrial sheds, mezzanines and additions to existing structures.

The work sits alongside our architecture and valuation work: the same engineers who inspect buildings for valuation understand how condition affects remaining life and value. Structural design is done with structural analysis, design and drafting software.

Purposes

When you need a structural engineer

  • Periodic structural audit

Audits that housing-society bye-laws and municipal rules call for as buildings age.

    Periodic structural audit

    • Inspection of columns, beams, slabs and foundations
    • Cracks, corrosion, leakage and deflection recorded
    • Non-destructive or core tests where needed
    • Repairs listed by urgency
  • Repair or redevelop

A condition assessment to decide between repairing an older building and redeveloping it.

    Repair or redevelop

    • Extent of distress in each part of the structure
    • Cost of repair weighed against remaining life
    • Our valuers can value the redevelopment option
  • Before you buy

Condition survey of a building or industrial unit before purchase or lease.

    Before you buy

    • Inspection of the structure before you commit
    • Visible distress, leakage and corrosion recorded
    • Review of approved plans and occupancy certificate
    • Repairs needed, listed by urgency
  • Lenders & valuation

Structural condition and remaining life as input to a valuation or a lender's review.

    Lenders & valuation

    • Condition of the structure as an input to value
    • Remaining life judged from the condition
    • Review of structural drawings for lenders
    • Engineers who also inspect for valuation
  • New construction

Structural design and drawings for new buildings, industrial sheds and steel structures.

    New construction

    • Structural design of RCC and steel structures
    • Structural drawings and design calculations
    • Buildings, industrial sheds and mezzanines
    • Led by a Structural Engineer licensed under UDCPR
  • Alterations & added loads

Checks before adding floors, mezzanines, heavy machinery or openings in load-bearing elements.

    Alterations & added loads

    • Check of the existing structure for the new load
    • Review of the available structural drawings
    • Strengthening scheme where the structure needs it
    • Design of the new floor, mezzanine or opening

Scope

What we do

  • Structural audit of RCC-framed and load-bearing buildings
  • Structural condition and stability assessment
  • Structural design of RCC and steel structures
  • Repair, strengthening and retrofitting schemes
  • Structural drawings and design calculations
  • Review of structural drawings for owners and lenders

Checklist

Documents generally required

  • Approved building plans and occupancy certificate
  • Structural drawings and design calculations, if available
  • Previous structural audit reports and repair records
  • Age of the building and details of any alterations

Our process

How a structural audit runs

  1. Step 01

    Scope

We agree the building, the purpose of the audit and what the report must cover.

  2. Step 02

    Documents

We review the approved plans, structural drawings and any previous audits or repairs.

  3. Step 03

    Inspection

Engineers inspect each part of the structure, recording cracks, corrosion, leakage and deflection.

  4. Step 04

    Tests

Non-destructive or core tests where the condition calls for them.

  5. Step 05

    Analysis

We assess the structure's condition and safety, member by member where needed.

  6. Step 06

    Report

Findings with photographs, the condition of each part, and repairs listed by urgency.

FAQ

Frequently asked questions

Can't find the answer? Ask us directly — we're happy to explain how an assignment would work.

All questions
How often should a building have a structural audit?

It depends on the building's age and the rules that apply to it — housing-society bye-laws and municipal rules require audits more often as a building gets older. Tell us the building's age and location and we'll confirm what applies.

Are your structural engineers licensed?

Yes. Our structural design and audit work is led by a Structural Engineer licensed by the Directorate of Town Planning, Government of Maharashtra, under the Unified Development Control and Promotion Regulations (UDCPR) — the licence that covers preparing structural designs for buildings, verifying reinforcement during construction and carrying out structural audits of existing buildings. The licence number is shown on this page and on the engineer's profile.

What does a structural audit report contain?

The condition of each part of the structure with photographs, the results of any tests, an overall assessment of safety, and the repairs needed, listed by urgency.

Can a structural audit help decide between repair and redevelopment?

Yes. The extent of distress, the cost of repair and the building's remaining life together show whether repair is worthwhile — and our valuers can value the redevelopment option.
